What does an estate agent do?

by | Jun 28, 2013 | Law Services

In the United States they are known as real estate brokers, in the United Kingdom these people are known as estate agents in Aberdeen. It does matter what they are called, they both perform identical functions; they act as an intermediary between a person who wants to sell a house and a person who wants to buy it. Although the estate agent represents the seller he has not been granted power of attorney so he cannot make decisions on behalf of the client.

An estate agent is paid to perform specific tasks on behalf of the seller of the property, for some, especially those involved in a property transaction for the first time, what they should do may be confusing.

Getting ready for the sale:

Based on his knowledge of the local market, the Aberdeen estate agents will develop a value for the home and agree a selling price with the current owner. Although the estate agents are very “in touch” with the local conditions, it never hurts to conduct a little personal research into the market so that you have a better idea of the true value of your home. It is also suggested that a minimum of three estate agents be brought in to provide the evaluation and potential selling price, in this way you can be sure that you are setting the bar at the right height.

Appoint the agent:

After having three or more valuations it will be time to appoint the successful estate agent. Terms of engagement will be discussed and agreed upon by both parties and an agreement will be entered into that specifies all the terms and conditions that are appropriate for the transaction. Read the proposed contract carefully, ask questions where you are not comfortable and do not hesitate to attempt to negotiate a lower fee for the services.

The property details:

The estate agent will prepare the documents that are required to promote the property to the public; these details must be accurate by law. As the seller, it is in your best interest to read the offerings that the agent plans on publishing to make sure that they accurately portray your home and present it well.
